Mindful of the various issues and constraints faced by owners and investors, Terres de France has developed different types of collaboration agreements over the years. Below you will find the main types of collaboration and management offered. The list is not exhaustive, and the Terres de France group remains open to discussing the best management model for your residence, aparthotel, hotel or campsite, always with the aim of establishing a clear and transparent relationship and long-term collaboration.

Commercial lease management:

Signed with one or more owners of hotel or tourist residence premises. The Terres de France group becomes the owner of the business, which it operates under its brand name.

A lease is signed between each co-owner and the manager, which includes mandatory clauses: description of the commercial activity, guaranteed rent amount, rent payment date, rent review, etc. This commercial lease also specifies the responsibilities of the manager (repairs and payment of running costs) as well as those of the owners (taxes, major repairs, insurance, etc.).

What are the advantages of a commercial lease with Terres de France?

  • Hassle-free management: co-owners have nothing to manage and simply collect their rent.
  • Guaranteed rent tailored to the potential of the residence, with a fixed portion indexed to the ICC or ILC index and a variable portion calculated based on the residence’s or hotel’s turnover.
  • Each establishment is managed by an independent limited liability company and retains its operational autonomy in order to provide greater transparency to co-owners
  • A minimum lease term of 9 years

Management under a management mandate:

Signed with one or more investors who own the premises and business assets of the establishment. The Terres de France Group operates the establishment on behalf of this or these investors after applying its brand and concept.

What are the advantages of the management mandate?

  • The co-owners remain the owners of the business, but this also means that they are responsible for all operating risks and losses
  • The administrative, social and commercial management and operation of the residence are delegated, but the owners must manage the financial flows, cash flow and cover the working capital requirements and investments necessary for the operation and refurbishment of the establishment.
  • The term of the management agreement is generally three years, compared to nine years for a commercial lease

DSP management/Occupancy agreement:

Terres de France has also developed significant public/private partnerships. Local authorities can entrust the management of their tourist establishments to the Terres de France group in various forms, depending on their constraints and wishes: DSP (public service delegation), occupancy agreement, long-term lease, lease management, etc.

Marketing of new destinations:

The Terres de France group purchased a travel agency specialising in works councils in 2013. This travel agency has been developed over the years, creating a complementary offering to Terres de France destinations. In addition, over the years, the group has developed numerous themed portals for themed weekends, short breaks, holiday rentals, private sales, seminars, group stays and works councils, etc.

With its strong web presence (over a million visitors to its websites) and large customer database, Terres de France is keen to open up its networks to new tourism partners who share the same values and complement Terres de France destinations.
